What is Villa La Estancia?

Villa La Estancia is a fractional and full ownership resort development of The Villa Group, a privately held corporation that has been developing full-service destination resorts in Mexico for the past 23 years.


Currently Villa La Estancia resorts exist in Cabo San Lucas and Nuevo Vallarta. New developments are scheduled to open in 2008 in Loreto and Cancun, Mexico.


Villa La Estancia's facilities are private and designed exclusively for the use of its owners and their guests.


What are the primary advantages of ownership with Villa La Estancia?

Owners, co-owners and their friends and guests only have access to Villa La Estancia villas with the right to use their villas anytime they'd like, subject to the reservations policies and procedures. It is not a timeshare resort.


How many memberships will be sold?

Each villa will have no more than four owners/shares in a one-quarter (13 weeks) ownership scenario and eight owners/shares in a one-eighth (6.5 weeks) ownership scenario. Ownership availability, therefore, ranges from a one-eighth ownership scenario to full ownership.


As a member, how often can I stay at Villa La Estancia?

Co-owners, their immediate family, and accompanied guests can stay during their reserved dates, and within these dates can come and go as often as they like. Full owners can come and go at any time.


Co-owners have the flexibility of reserving their villa well in advance based on a priority rotation system.


Villa La Estancia rentals are also available to owners at substantially reduced prices.


Can owners leave their personal belongings at Villa La Estancia?

Yes. Villa La Estancia provides an on-site, secure, climate-controlled area for owners to store their recreational equipment, clothing and personal items.


What is provided for the annual owners' fees?

The annual ownership fees cover complete facility and individual maintenance, including furniture, fabrics and equipment repair and replacement. It also covers professional management, utilities, property taxes and homeowner's insurance. Fees can be paid in one payment or divided into monthly payments.


Who controls the affairs of Villa La Estancia?

Villa La Estancia has an incorporated Homeowners Association whose board is served by elected villa owners and has several committees with operational budgets. This means the individual owners control the level of service and maintenance fees.


Can I rent my villa at Villa La Estancia to others?

Yes. You can occupy your villa when you want and if you so desire Villa La Estancia will place your villa into a Rental Program during your absence.


With over 23 years of experience The Villa Group has a operational entity that provides a high level of service to owners and the Rental Program. Obviously, the Rental Program is a joint source of income for villa owners and the operational entity that ensures it's a success as a business and maintains the level of services.


Can owners share their membership privileges with guests?

Yes. Owners may invite guests on an accompanied or unaccompanied basis subject to the reservations policies and procedures.


Can a corporation, partnership, or LLC own a membership?

Yes.

How is title conveyed to the member?

Whether full or fractional, each membership will receive a deed at closing insured by Stewart Title.
